As a member of the Multifamily Services Team, the Maintenance Technician is a vital component of our company's day to day impression on existing residents and prospective residents. This role will focus on the completion of preventative and corrective work orders, customer service and documentation as directed by the Property Manager. As such, the Maintenance Technician is expected to maintain a high level of quality customer service and professionalism. Essential duties and responsibilities include the following but are not necessarily limited to those listed.

Essential Job Functions

  • Participates in maintenance projects as needed
  • Assists in monitoring all work performed by outside contractors
  • Establishes and maintains a professional courteous manner with all residents, vendors, contractors, and fellow employees
  • Responsible for preventive maintenance of buildings as directed by Facility Manager
  • Completes monthly preventive maintenance schedule as requested
  • Performs any and all day-to-day building maintenance duties
  • Working knowledge of life safety systems, emergency generators, and fire panels
  • General knowledge of kitchen grease traps, backflow preventers, and kitchen hoods
  • Has thorough knowledge of all locations of power, water and gas turn-offs, plumbing cleanouts, fire extinguishers and fire hydrants associated with each property
  • Assists Commercial employees with jobs on their buildings as needed
  • Maintains trash free properties including removing debris, sweeping, blowing and pressure washing common areas
  • Paints interior and exterior as requested
  • Assists the Maintenance Supervisor with inventory control and utilization of maintenance materials and supplies
  • Understands the importance of "team spirit" and works well with other team members
  • Makes suggestions to management for improved service and efficiency¬†¬†
  • Performs plumbing work such as cleaning stoppages, replacing fittings, replacing batteries etc. as requested
  • Assists in carpentry and electrical work as directed by Maintenance/Service Supervisor
  • Have a working knowledge of HVAC systems and be able to maintain and repair systems.
  • Assists in move-in and move-out procedures
  • Maintains maintenance tools and equipment
  • Performs service requests in a timely manner with "same day completion" in mind
  • Maintains a professional appearance and display professional behavior at all times
  • Reports any unusual or extraordinary circumstances regarding the properties or residents
  • Be observant and proactive while at each property to reduce resident maintenance requests and efficiency
  • Must be able to work flexible hours including early morning, late evening or weekends
  • Pays close attention to any safety issues and report them to the management in a timely manner
  • Performs other special projects or duties as required by Facility Manager / management
  • Responsible fot 24 hour emergency maintenance

The successful candidate must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and /or ability required.

Knowledge, Skills, Education/Experience

  • High school education or GED required.
  • Must have valid driver's license and reliable transportation.
  • Prior experience in residential/apartment/commercial maintenance is a plus.
  • HVAC Certification is required.
  • Follows established company policies and those outlined in the Employee Handbook.
  • Ability to prioritize work schedule; follow-up on assignments in a timely manner.
  • Ability to communicate effectively with management and residents.
  • Maintains professional attire and appearance per company standards.
  • Must have good safety habits and ability to take necessary action in emergency situations.
  • Ability to apply, read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals.
  • Ability to apply common sense understanding to carry out instructions finished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
  • Ability to speak effectively.
  • Must be dependable, punctual, have attention to detail, and be consistent in adhering to Company policies and procedures.
  • Must regularly lift/and or move up to 10 pounds, frequently lift and/or move up to 25 pounds and occasionally lift up to 50 pounds.
  • Employee must be able to stand, walk, use hands to finger, handle or feel objects, tools, or controls; reach with hands and arms; required to stoop, kneel, climb, crouch or crawl.
  • Employee regularly works in outside weather conditions and is exposed to cold, wet and/or humid conditions.
  • Ear plugs and eye protection are provided and must be worn when operating equipment, i.e. weedeater, blower, chainsaw, etc.
